The Opportunity
You'll be the face of Patriot in the market.
This is a relationship-first acquisitions role. You source off-market and on-market mobile home park opportunities, earn the trust of long-time community owners, and guide deals from first conversation through signed letter of intent — working side by side with our founder and an experienced acquisitions team.
This is not a cold-calling boiler room. Many of the owners you'll talk to have held their parks for decades and are making one of the biggest financial decisions of their lives. It takes patience, authenticity, and genuine care for the people on the other side of the table.

What you'll do
Own the pipeline, end to end.
- Source acquisition opportunities through direct owner outreach, brokers, industry networks, and referrals
- Build and maintain a pipeline of qualified targets that fit Patriot's investment criteria
- Lead initial conversations to understand each owner's goals, timeline, and motivations
- Present offers and Letters of Intent professionally and persuasively
- Collaborate with leadership on underwriting, deal structure, and pricing
- Represent Patriot at industry conferences and networking events
- Keep clean, accurate records of every lead and deal in our CRM
Who we're looking for
The person who solves it, wherever "it" is.
- Real experience in mobile home parks or manufactured housing — as a broker, operator, lender, or investor
- A natural communicator who earns trust quickly and makes people feel understood
- A track record of connecting with motivated sellers and guiding them through big transactions
- Self-motivated, with the discipline to run your own pipeline and time
- Fluent in MHP fundamentals: lot rent, occupancy, NOI, cap rates, value-add, and infill
- Integrity and professionalism in every interaction
- A long-term mindset — someone who wants to plant roots and build something
